Edmonton to Vernon is a bigger trip than Calgary, but plenty of Albertans make the move to B.C.: Statistics Canada counted 22,201 people moving from Alberta to B.C. in the year to June 2026. They come for the lakes, the long, hot summers, or to be near family already in the Okanagan. Here's the practical picture.
Getting between Edmonton and Vernon
- Flying: Kelowna International Airport (YLW), about 30 minutes from Vernon, has nonstop flights to Edmonton on Flair and WestJet. Scheduled flight time is about an hour and 20 minutes (third-party schedule data).
- Driving: roughly 830 km, about 10 hours, according to a third-party route planner. There's no official figure, and the time depends heavily on the route (through Jasper and down Highway 5, or south via Calgary) and the season.
- Winter driving: winter tires or chains are required on most B.C. highways from October 1 to April 30, with at least 3.5 mm of tread and the M+S or mountain-snowflake symbol.
B.C. has moved to permanent year-round "Pacific time" (UTC-7) and won't turn clocks back on November 1, 2026. Alberta is also staying on year-round "Alberta Time" (UTC-6) from November 2026. So Vernon will sit one hour behind Calgary and Edmonton every day of the year, including hockey night: a 7 p.m. puck drop in Calgary is 6 p.m. in Vernon.
Edmonton prices vs the North Okanagan
| Home type (August 2026) | North Okanagan | City of Calgary | Greater Edmonton* |
|---|---|---|---|
| Single-family / detached | $794,300 | $744,300 | $575,575 |
| Townhouse / row | $545,900 | $415,200 | $298,238 |
| Condo / apartment | $302,400 | $295,400 | $215,422 |
Be ready for a step up. In August 2026 the North Okanagan single-family benchmark was $794,300, while the REALTORS® Association of Edmonton reported an average detached price of $575,575 for Greater Edmonton. Averages and benchmarks are measured differently, so the gap isn't exact, but most Edmontonians should expect to pay more for a comparable detached home in Vernon. The overall Greater Edmonton MLS® HPI composite benchmark was $426,900.
That's why many Edmonton buyers look at townhouses, condos or smaller homes here, especially when downsizing, or keep a mortgage after selling. Sean can show you what your budget buys today, neighbourhood by neighbourhood, before you list in Edmonton.
Renting first
In CMHC's October 2025 survey, Vernon's average rents were $1,244 for a one-bedroom and $1,619 for a two-bedroom apartment, close to Edmonton's $1,301 and $1,603. Vernon's vacancy rate was 3.2%; Edmonton's was 3.8%.
The Alberta-to-B.C. paperwork
- Driver's licence: 90 days to switch to a B.C. licence through ICBC.
- Vehicle: 30 days to register and insure with ICBC. Alberta private vehicles are exempt from the out-of-province inspection, and there's no PST on a vehicle you owned at least 30 days before you moved and bring in within a year.
- Health coverage: MSP's wait is the rest of your arrival month plus two months; Alberta coverage continues for the month you leave plus two months.
- Income tax: the Canada Revenue Agency taxes you as a resident of the province you lived in on December 31, so a move in December makes you a B.C. resident for that whole tax year.
The complete list, in order, is on the moving checklist.
If you're retiring here, put the hospital, the urgent care centre and the transit routes on your shortlist map from day one. The living in Vernon page has where they are and how newcomers find a family doctor.
